Pre-Construction Phase
The initial phase of the project’s development involves transitioning from an idea to a comprehensive plan, known as the pre-construction phase. During this critical stage, our primary focus is on discerning the client’s requirements and assembling the most suitable team to fulfill those needs.
Our range of services encompasses the following key elements:
- Meet with the client to establish the desired project quality, cost, and schedule
- Formulate a pre-construction schedule
- Identify the design team based on the owner’s goals
- Review design team contracts and insurance limits, and negotiate favorable terms with the design team
- Complete constructability review; estimate project cost, review schedule, and proceed with construction documents
- Facilitate the selection of the General Contractor (GC) using a cost comparison qualitative review, assist in the negotiation of the contractor fee and GL insurance
- Secure placement of owner’s COC insurance
- Coordinate with the design team and expeditors to obtain permits, and ensure the GC is ready to begin construction
